Home Insurance

Home Insurance is a must especially if you own your own home.

Also known as hazard insurance or homeowners insurance – is property insurance that everyone who owns a home should have.

If you have no idea where to start looking to insurance your home, check this website for a starting point. They will give you recommendations of some of the best insurance companies available with the best rates and comprehensive packages around.

Home insurance policies help protect both your property and the personal content within it from hazards that can cause you to lose everything you have.

Covering Home Content

It covers the loss of the home, the contents, loss of use which incurs additional living expenses, loss of personal possessions, and liability insurance for accidents that happen in the home, both to you as the owner, and any guests you may have who get hurt on your property. Each policy is a little different, with deductibles for certain things varying in price and coverage.

The cost of your home insurance policy is based on what it would cost to replace your home and everything in it – assuming you have that covered – in the event of a catastrophe that makes you lose it. These policies tend to be multiple pages in length filled with legal jargon, the most important of which are the exclusions.

Covering ‘Acts of God’

Most policies do not cover claims due to earthquakes, ‘Acts of God’, acts of war which usually refer to a nuclear holocaust, and floods. If you live in areas where floods and earthquakes are prevalent, you can purchase additional riders for your policy that will cover these events and help you recover your lost property.

Your home insurance policy can be a perpetual policy with no fixed term or it can be what is called a term contract. This means that it will be in effect for a set length of time and then you have to renew it. Additional safety measures in your home, such as sprinklers, can actually lower your insurance premium.

Mortgage Protection

When you pay your premium will be determined by the insurance and mortgage company when you close on your home and take possession of it. Mortgage lenders require that the borrower have home insurance and many times the premium is paid with the mortgage payment.

The mortgage company takes the premium from your monthly payment, sets it into escrow and pays the insurance company when the premium is due upon your behalf. If you want to be able to control the payment of your home insurance every month, try to avoid mortgages that are federally funded.

If you live in a condominium, manufactured home, or a rental, you have other home insurance concerns to consider. You are still going to want to make sure you insure your personal property, cover yourself for any liability, and provide for accidents within the home for you and your guests.

If you are living in a condominium, check with your homeowner’s association to see if there is an insurance policy in place that covers the complexes common areas such as walkways and the building exterior. Then you know what you will have to cover in your personal home insurance.

Mobile Homes

Mobile and manufactured home owners also have some slightly different things to consider when purchasing insurance. While most of the same conditions apply, premiums can be slightly higher even if the home is on a solid foundation, such as a slab or basement. It is because of the way they are made that causes this.

That’s not to say the home is of poor quality, but when a manufactured home is put on a piece of land, it is literally two halves that are joined, making them a bit flimsier, for lack of a better term. Mobile home transportation in hazardous conditions – such as an oncoming fire or hurricane type storm – is another consideration that must be looked at.

Landlords Insurance

Lastly, renters will want to look into rental insurance. This insurance protects their personal property within the home or apartment they are renting. The landlord will have home insurance on the property, but you are going to want to carry coverage to replace your possessions or cover for any medical expenses if there is an accident on the property while people are visiting you.

No matter where you live having home insurance protects you and your loved ones from losing all your possessions in the event of a major disaster. Personal possessions can be replaced. Your life is priceless and making sure that you have coverage will allow you to escape harm with peace of mind.
